Landlords & Tenants Fees

Rent: The deposit will be protected in a Government-authorised scheme and may be returned at the end of the tenancy. Scopescheme Ltd, trading as Daniel Cobb estate agents are part of the Propertymark Client Money Protection scheme reference: C0002708.

Arranging the tenancy and agreement and registering the deposit which will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy

Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy.

Deposit: Typically five weeks rent per property

To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy.

TENANT FIND: 12% of rent (inc VAT)

INCLUDES:

  • Collect and remit initial monthly rent received
  • Agree collection of any shortfall and payment method
  • Provide tenant with method of payment
  • Deduct any pre-tenancy invoices
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
  • Register the tenants deposit in a Government-authorised scheme and may be returned at the end of the tenancy

RENT COLLECTION: 12% of rent (inc VAT)

INCLUDES:

  • Collect and remit the monthly rent received
  • Deduct commission and other works
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
  • Register the tenants deposit in a Government-authorised scheme and may be returned at the end of the tenancy

FULLY MANAGED: 18% of rent (inc VAT)

INCLUDES:

  • Collect and remit the monthly rent received
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake two inspection visits per annum and notify landlord of the outcome
  • Arrange routine repairs and instruct approved contractors (providing two quotes)
  • Hold keys throughout the tenancy term
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
  • Register the tenants deposit in a Government-authorised scheme and may be returned at the end of the tenancy

Additional non-optional fees and charges (irrespective of level of service)

Arranging the tenancy and agreement (Landlords Share) (LANDLORD’S SHARE): £120.00 (inc VAT)

INVENTORY AND CHECK-IN FEE, CHECK OUT FEE

  • Dependent on the number of bedrooms and/or size of the property and outbuildings

ADDITIONAL PROPERTY VISITS: £45.00 (inc VAT)

  • To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit

ARRANGEMENT FEE FOR WORKS OVER £5000.00 10% of net cost

  • Arranging access and assessing costs with contractor;
  • Ensuring work has been carried out in accordance with the specification of works
  • Retaining any warranty or guarantee as a result of any works

ARRANGEMENT FEE FOR REFURBISHMENTS OVER £5000.00 10% of net cost

  • Arranging access and assessing costs with contractor;
  • Ensuring work has been carried out in accordance with the specification of works
  • Retaining any warranty or guarantee as a result of any works

RENEWAL FEE: £60.00 (inc VAT)

  • Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

COURT ATTENDANCE: £90.00 (inc VAT) per hour plus any resonable expenses
