We're back to work, but safety comes first

As you may be aware the Government lifted the restrictions for the property market on Tuesday 13th May 2020. This means the business of moving home can start again, providing the Government guidelines issued yesterday are followed carefully.  Your safety and that of our teams is our overriding priority.

In the fullness of time we plan to staff the offices.  For the short term any office visit will be by appointment only.

When it comes to physical viewings or valuations, we will follow strict social distancing guidelines and any visit will be carefully considered and well planned. Please take time to read our guidelines below, which set out how we intend to undertake viewings and valuations to ensure they are both effective but most importantly to keep all parties involved safe.

Viewing procedure for renters and buyers

We have set out how we intend to undertake viewings to ensure they are both effective and safe - to keep you, your family, our team and potential buyers and renters safe, whilst ensuring you can focus on the business of finding your dream home.

We ask you to follow three steps:

  • Watch our online video viewing’s before deciding on which property to visit. These are on our website or with one of our Managers.
  • Book a virtual viewing with our team. They can take you round the property from the comfort of your own home.
  • Book a physical viewing. Only do this if you are seriously considering making an offer on a property.

Before the viewing

  • We will arrange a Zoom / Facetime / Teams call before the viewing to introduce ourselves - you can put a face to a name and we can discuss how we plan to maintain social distancing for the duration of the visit and talk you through our safety protocol.

The viewing

  • We will arrive at the property 30 minutes before to meet with the Vendor or Landlord and prepare the property for viewing. This means where practical, all doors will be open, lights turned on and surfaces such as door handles are cleaned. There should be no need to touch anything.
  • At the beginning of the appointment we will stand outside the front door of the property. We will have washed our hands and have put a clean pair of protective gloves.
  • Please stand more than 2 metres away to start with.
  • Once we have said our hello’s, we will then put a face mask on.
  • If the property has easy access to hand washing facilities we ask you to wash your hands or use hand sanitising gel which we can provide
  • We will then accompany you around the house maintaining a safe distance
  • Take your time, we want you to enjoy the process of looking for a new home

After the viewing

  • When the viewing is over, we will head back to the office and follow up with you on a Zoom or phone call to discuss your thoughts and agree on next steps

Daniel Cobb’s Market Appraisal procedure

Just as you are serious about selling or renting your home, we want to demonstrate that we are serious about selling or renting it.  We have set out how we intend to undertake Market Appraisals to ensure they are both effective and safe - to keep you, your family, our team and potential buyers and tenants safe, whilst getting on with the important business of selling or renting your home.

Thank you for inviting us to value your property.  We are looking forward to meeting you and hearing about your plans for the future.

Please take a moment to read the following:

Before the visit

  • We will arrange a Zoom / Facetime / Teams call before the viewing to introduce ourselves - you can put a face to a name and we can discuss how we plan to maintain social distancing for the duration of the visit and talk you through our safety protocol.

The Visit

  • Where possible, please leave all doors open, lights on and clean surfaces such as door handles so that we can limit the amount of contact.
  • We will arrive at property with protective gloves on.
  • Rather than ring the doorbell, we will call you when we are outside your home.
  • We will stand more than 2 metres back from the front door.
  • We won’t have face mask on yet – so you can easily recognise us. But we will at that point put our face mask on.
  • We will then have a look around the property. Our property experts are experienced and having prepared for the visit, this will not take any longer than necessary.

After the visit

  • We will then head back to the office to follow up with a zoom or phone call straight after to talk through our appraisal and the next steps.
