With the government promising to build a million more homes over the next five years to address the national housing shortage, new build properties in the capital are very much in the spotlight.

Using the Help-to-Buy equity scheme, you can now purchase a new build home with a deposit of just 5%. The government has also made it easier to buy a new build property in London, by increasing the upper loan limit from 20% to 40%.

So, what are the advantages of buying a new-build home? Firstly, new properties come with a 10-year NHBC (National Home Builders Council) warranty that covers any structural defects. Most developers also provide their own 2-year warranty.

If you want to save energy, then a new-build is the perfect choice. Newly built homes tend to be more energy efficient, which means you can expect lower utility bills. You will also pay less for repairs with a brand new property – if anything does go wrong, it’s likely to be covered under warranty.

Buyers often want to put their own stamp on a property and new builds provide the perfect ‘blank canvas’. You choose your own colour scheme, fixtures and finishes - ideal if you don’t want to live in a property identical to the one next door. Many newly built homes also offer flexible living space that can be adapted to suit individual needs and requirements.
