The masterplanner moves on to Canada Water

Excitement has been building in our London Bridge office for some time now. Why? The reshaping of Canada Water - just along the road from us in SE16 - is drawing ever nearer. While those in the property industry have been charting British Land۪s ambitious plans for the 46 acres near Rotherhithe and Surrey Quays for some years, the general public have been somewhat unaware of the metamorphosis that۪s just around the corner.A recent feature in the Evening Standard۪s Homes & Property section, however, has changed all that, prompting the phones to ring off the hook here at Daniel Cobb. The article focused on Roger Madelin, the architect at the helm of Canada Water۪s 2 billion regeneration. His significance is overwhelming. Madelin was the mastermind behind the rebirth of King۪s Cross - which he transformed from a no-go area to a thriving urban quarter packed with bars, restaurants and cultural. It is hoped his deft design touch will work the same magic at Canada Water, with the promise of new shops, offices and several thousand homes to be delivered over a 15 year programme.& The aim at Canada Water is to replicate the street pattern seen at Covent Garden, with a new-look High Street, a town square, a community square, a new leisure centre, a culture and entertainment hub, potential for a new university campus, and expansive pedestrianised and cycle friendly public realm. The whole area is set to benefit from Madelin۪s vision and a knock-on effect will include elevated levels of desirability. & Now is an excellent time to enter the Canada Water property market - as an owner occupier or as a landlord - as the appreciation curve looks set to soar.

The transformation of King۪s Cross is the biggest single development in London for more than 150 years. Imagine creating a whole new area the size of Soho 67 acres, right in Zone 1, says the mastermind behind the project, Roger Madelin, 56, throwing his hands wide as if to show off a giant fish. Now nearing completion, it feels as if it has always been here, right down to its own N1C postcode.
