Thanks to its strong arts community, burgeoning creative industries and outstanding architectural heritage, Camberwell is one of south London’s fastest growing hotspots.

Visual art has been one of the main drivers of this change, mainly due to the influx of cool, young creatives attending the Camberwell College of Art. This rich artistic atmosphere has seen Camberwell evolve into an extremely desirable place to live and work.

Sandwiched between Dulwich, Denmark Hill, Peckham and Walworth Road, Camberwell was once a wealthy area; as shown by its many well-preserved Georgian houses and pretty, leafy streets. Like many south London areas, its fortunes fluctuated during the 20th century but over the past few years independent shops, great pubs and bars, small galleries and trendy cafés have sprung up, with new ventures continuing to open alongside established favourites like the brilliant South London Gallery (SLG), described by the Guardian as “one of the most elegant art spaces in London.”

There’s a great sense of community here, evidenced in events such as the Camberwell Fair, which annually draws together over 3,500 people to celebrate the area’s music, people and culture. There’s also an arts festival designed to bring together talented local artists.

Kennington (to the north, along Camberwell New Road) is the nearest tube station, but commuters can reach Victoria in under fifteen minutes using the regular overground rail service from Denmark Hill. There are also plenty of buses serving the City, Westminster and the West End.

While Camberwell property prices have been rising in recent years, it still remains good value for an area that is so close to central London. There are several quiet, conservation areas which have great properties for sale and leafy parks offering excellent sports facilities.

Future plans for the area include the regeneration of the Butterfly Walk shopping centre, which is set to become a new public square for Camberwell. Station Road will also benefit from new homes, shops, delis and cafés and is located a short walk from exclusive flats to rent.
